Common questions from owners.
How do you screen tenants?
Every applicant goes through a full background check covering credit, criminal history, employment verification, and rental history. We have set criteria and will contact you if an applicant doesn't meet our standards.
When do I get paid?
We distribute on the 10th and 20th of each month. You receive a monthly statement through your owner portal showing all receipts and disbursements. If we miss the window, we refund that month's management fee.
How do you handle maintenance and repairs?
Tenants submit requests through our portal. We coordinate with our approved vendor list and get your approval on anything over $250. You are billed at actual cost — we do not mark up vendor invoices.
What happens if my property sits vacant?
We list immediately across all major rental platforms at no additional cost to you. We do not charge a monthly management fee during vacancy — you only pay when rent is collected.
How do evictions work?
We handle the full process — notices, FED filing coordination, and court appearances. Our eviction coordination fee is $0. If we placed the tenant, we also cover court filing fees up to $1,000 under our Eviction Guarantee.
Can I cancel my agreement?
Yes. Our Satisfaction Guarantee allows you to cancel anytime with no penalty. We believe if we're doing our job, you won't want to leave.
